“A lot of people are missing the best market now by waiting,” Kris Lindahl, CEO and founder of Kris Lindahl Real Estate in the Minneapolis area, told MarketWatch. Homeowners are finding themselves with more negotiating power as buyer demand remains high and housing inventories are slim. The supply of homes for sale is at a record low of 1.9 months. For the first time since July, mortgage rates pass 3%
The average mortgage rate for a 30-year fixed loan rose 5 basis points last week to 3.02%, marking the first time since July that the industry has seen rates break above 3%, according to Freddie Mac’s Primary Mortgage Market Survey. Since reaching a low point in January, mortgage rates have risen by more than 30 basis points as the economy works to recover, and according to Sam Khater, Freddie Mac’s chief economist, the impact on purchase demand has been noticeable. Denver Rent Rising Again After Year-Long Plunge
It was fun while it lasted. In early February, we shared results of a study showing that rent prices in Denver were down substantially, even as such costs edged up in suburban areas. That downward trend appears to be over in the Mile High City, at least for now — and rents are still climbing in the suburbs. Read More
It's Not an Inventory Issue | Guest Post
Interestingly, there is enough inventory to break records on sales. 62,985 homes in DMAR's 11 county area sold in 2020, for a record-breaking year, and another 3,641 sold in February, up 13.43 percent month-over-month and 3.70 percent year-over-year.
