New month, new record broken in Denver housing market

The average price of single-family home in the metro continues to creep up, as it hit $543,059 in April. Another record-setting month, according to the Denver Metro Association of REALTORS®​  May trends report. In the single-family home segment, there are more listings now available between $500,000 to $750,000 than all of the price ranges below $500,000 combined. The premier market, homes priced between $500,000 and $749,000, is considered the "new norm," according to a spokesperson with DMAR. Read more

A look at luxury homes in Denver that sold in Q1 (PHOTOS)

The luxury real estate market ended the first quarter of 2018 as a big winner. That’s according to Jill Schafer, Denver Metro Association of REALTORS® market trends committee member. Sales of single-family luxury homes (priced over the $1 million mark) were up 52 percent in March compared to February. Year-to-date, luxury home sales have tripled since 2014, according to DMAR’s March housing market report. In March of 2014, 121 luxury homes (single family and condos) sold. This past March, 381 sold. “We ended March with five months of luxury inventory in the 11-county metro area,” Schaefer said. “Anything under five months means sellers have the advantage.” Read more

Dozens of realtors and people interested in real estate-related change in Denver gathered at the PPA Event Center in Jefferson Park to talk about the difference between revitalization and gentrification — and why changes in Denver’s neighborhoods can be perceived as disruptive instead of beneficial. Denver-area home prices, inventory keep climbing in April

The median price of residential properties – detached single-family homes and condos both – rose to $417,000 in April, according to the latest data from the Denver Metro Association of REALTORS®. That represents an increase of 2.75 percent compared to March and 9.46 compared to April 2017. The number of homes for sale in the metro area also rose last month to 5,160 as of the end of April. While that number is nearly 12 percent higher than the month before, it’s down nearly 4 percent from the same time last year. It’s also far below the historical average of 15,710. Read more

Can Marijuana Solve Denver's Affordable Housing Crisis?

The average price of a single-family home or condo was $487,082 in April, up 11.38% compared with the same month a year ago, according to the Denver Metro Association of REALTORS®. The average price of a single-family home reached $538,050, while the average price for a condo was $351,488. The overall average rent has increased from around $800 a month in 2002 to $1,396 during the fourth quarter, according to the Apartment Association of Metro Denver’s Denver Metro Apartment Vacancy & Rent Q4 2017 report.
