Top business stories of 2016: Denver home prices stay hot, but rent gains cooling​

Metro Denver home prices appreciated 8 to 12 percent last year, continuing to outstrip the national average, wage gains and the overall rate of inflation for the fifth year in a row. The average price of a home sold in metro Denver crossed the $400,000 mark in November, while the median price was around $350,000, according to the Denver Metro Association of REALTORS®. Read more...

Denver home sales weren’t cold in December​

More demand than supply, especially for homes priced under $400,000, means the listings that do show up can get snapped up quickly along the northern Front Range. Denver ranked third behind San Francisco and Seattle for the lowest supply of inventory, according to RE/MAX. A separate report from the Denver Metro Association of REALTORS® showed 2016 ended with the fewest number of homes available for sale in metro Denver, based on records going back to 1985. Read more...

Housing momentum in Colorado moves down the Front Range

By contrast, new listings and sales for homes didn’t change much last year from 2015 in metro Denver, according to the Denver Metro Association of REALTORS®. Although sales were flat in metro Denver, an 11.4 percent jump in median prices pushed the dollar volume of sales up from $20.3 billion in 2015 to $22.2 billion in 2016. Metro Denver home-price gains slowed in December; $22 billion in total 2016 sales

The average price of a home in metro Denver increased by 6.7 percent year-over-year in December, a smaller increase than in most of the two years prior, according to the latest data from the Denver Metro Association of REALTORS®. Including both detached single-family homes and attached condos and townhomes, the average home price in metro Denver was $398,179 in December, up from $373,064 in December 2015. Read more...

Denver's real estate market going ‘very hot … to hot’

Metro Denver’s housing market has broken a lot of records in recent years, both for low inventory and high prices. These two factors together have frustrated buyers and led to serious discussions among city and state officials about decreasing home affordability in the area. From 2012 to 2016, the median price of a home in metro Denver rose by 49 percent, from $234,000 to $349,900, according to data from the Denver Metro Association of REALTORS®. Read more...

Denver house down payments are about a year of pay for most, Zillow says

Even when you account for the variability in Denver home prices, it still looks not great. The Denver Metro Association of REALTORS® says that the median sold price of a home was slightly cheaper in December 2016: $350,000. For a single family home, it was more like $377,000. Centennial ranks high for first-time homebuyers

Centennial, which has a population of about 110,000, struggled in the affordability section, scoring 53.16 out of 100. In December, the median sales price of a single-family home in the city was $423,000, according to the Denver Metro Association of REALTORS®. That’s up more than 8 percent since December 2015, and the prices have steadily increased since 2012, when the median sales price was roughly $275,000. Read more...
