We have a success story that helps illustrate the possibilities: After a couple years of being told they were unable to buy a home and not being shown how to make it happen, twin sisters Shanae and Renae were discouraged that they wouldn't be able to buy a home for themselves and Shanae's daughter, Shayden. They had lost hope. Jordan Harris with LoKation Real Estate had the opportunity to sit down with them, and show them the homebuying process and opportunities available to first-time homebuyers. He put them into contact with an amazing lender that he partners with and they were able to coach and guide them into what they needed to do to make homeownership possible. The second misconception and challenge they faced was not having much money for a down payment. He told them stories of how he’s helped quite a few clients utilize down payment assistance and explained how it’s possible for a seller to cover the closing costs. By negotiating the earnest money down to $1,000, getting the seller to pay $11,000 in closing costs, and utilizing the down payment assistance, Shanae and Renae were able to make their dreams come true. The $11,000 in seller concessions covered all of their closing costs, the appraisal cost, a two-year home warranty and covered their HOA payments for multiple months, which allowed them to save more money for months to come and to have peace of mind in not having to worry about expensive repairs for years to come. They were also able to get the seller to fix many items to make sure they moved into a safe and good condition home that they absolutely love. The twins have been reunited through homeownership and are ecstatic to have a home together. Shayden is so excited to finally be able to paint her own room and decorate it without having to move again in the future.
